Three REITs Beating the S&P 500's Dividend Yield Right Now

While the S&P 500 yield sits at just 1.2%, a few REITs are offering much better returns. Realty Income (O) yields 5.4% and stands out for its reliability, despite slow growth due to its massive size. W.P. Carey (WPC) yields 5.4% as well—although it cut its dividend in late 2023, this was a strategic move to exit office assets, and increases have since resumed. It’s smaller than Realty Income and offers more growth potential. Rexford Industrial (REXR) yields about 4.1%, but its dividend has grown rapidly—averaging 13% annually over the past decade. The catch: all its industrial properties are in Southern California, making it more exposed to regional risks. If you’re chasing yield, any of these could be of interest, depending on your risk appetite and growth preferences.

Realty income is a definite outlier. I wonder if it is on everyone’s portfolio if they’re going for an REIT.

Rexford Industrial is such a slept on stock. Though the risk is there, but it has enough to absorb it.
