Realty Income (O) is growing its new asset management business
Realty Income (O) is known for its monthly payouts and is currently yielding about 5.3%.
Their core business is sale-leasebacks, but they are now growing an asset management fund. They put up 20% of the capital and get the other 80% from outside investors. They charge a 1% management fee, which grew from $800k in Q4 2025 to $3.2M in Q2 of this year. The fund currently has $2.6 billion in fee-earning equity.
This structure is useful because it lets them use outside money to buy higher-quality, lower-yielding properties that wouldn't normally fit their upfront cash return requirements. It seems like a practical way to keep supporting their dividend streak.

The asset management business adds a smart capital-light growth engine for Realty Income. Growing fee income could help support the dividend while expanding its acquisition options.
