Realty Income (O) just declared its 667th monthly dividend. The yield is over 5% and they have grown the payout at a 4.2% annual rate. Cash flow looks stable with a payout ratio under 75%.
Healthpeak (DOC) is the riskier option but currently yields 6.8%. They switched to monthly payouts recently and are planning an IPO for their senior housing business, Janus Living, to unlock value. They are also rotating capital by selling some outpatient medical properties to buy labs.
Basically, O is the safe bet for reliable income. DOC offers a higher yield and potential upside from the restructuring if you are willing to take on more risk.
