That’s the side of real estate YouTube doesn’t hype enough. Cash flow looks great on paper, but one bad tenant + court delays can wipe out a year of returns fast. For small landlords, the risk isn’t vacancy, it’s getting stuck with someone who knows how to game the system. Definitely a reality check for anyone banking on “easy” rental income.
